Recently, US consumer confidence has dipped to a seven-month low—even as people felt a bit better about their current situation in mid-Q3, concerns about future income, business prospects, and jobs have grown. We saw the present-conditions index climb by about 7 points to 121, but the expectations gauge fell around 6 points to 68, a level often associated with recession risks. Early in Q3, employers trimmed 23,000 jobs, and unemployment nudged up to roughly 4%, mostly due to folks stepping out of the workforce rather than a hiring surge. Despite this softer confidence, homebuying expectations in mid-Q3 only eased slightly—and in fact, continued climbing, with about 61% of people still anticipating higher interest rates. With federal policymakers holding rates steady and little short-term relief priced in, it looks like borrowing costs may remain elevated into the year’s end. Navigating these shifts takes local insight and experience, especially in a one-of-a-kind market like Carova’s. If you’re weighing your options or just want to understand how these trends might impact coastal property moves, I’m always here to share what I’m seeing on the ground.

As someone who’s spent nearly two decades guiding clients through the unique rhythms of the Outer Banks market, I always keep an eye on the broader economic pulse.
