This past late Q3, buyers across the US faced a familiar challenge: monthly payments rose to $2,600, hitting a 14-month high. Mortgage rates continued their upward trend, and median sale prices remained steady—up about 2% year-over-year to $399,000. That combination put a squeeze on affordability, keeping pending sales level month-over-month and lower than last year. Applications for mortgages dipped a bit, while new listings took a seasonal pause but still came in just above the same period the year before. Sellers had to get strategic—about 21% of active listings saw price cuts, and real estate professionals reported that sharper pricing helped homes stand out, while overpricing led to hesitation. Inventory showed slight improvement, with active supply up about 2% to 1.5 million homes and overall supply hovering near four months—still not quite a balanced market. In unique markets like Carova and the Outer Banks, strategic pricing and local insight have never been more important to help buyers and sellers find their best path forward.
